Meet tavri

I’m a Northern Colorado Realtor sharing real estate, local favorites, everyday life, and a more personal look at the place I’m lucky to call home.

Hello, friends!

Tavri Gipson, Longmont Colorado Realtor

I get more questions about living in Firestone, Colorado than almost any other town I sell in right now, and it’s usually the same question underneath all of them: how do you get more home for your money without giving up new construction? My answer starts here every time. Firestone, along with its neighbor Frederick, is where your dollar stretches furthest on the Front Range right now, and once you understand why, it’s easy to see why so many of my move-up families and first-time buyers end up here.

Why Firestone Keeps Coming Up for Buyers Who Want More for Their Money

Firestone and Frederick sit on the east side of I-25, which puts them in Weld County, and that means lower property taxes than what you’d pay in Boulder County towns like Longmont or Louisville — buyers care about that a lot once they see the numbers side by side. Pair that with the newest construction in the area and the most square footage per dollar I see anywhere on the Front Range, and you’ve got a town that works at almost any stage of life: a starter home, the biggest house and yard on the block, or an easy-living patio home if you’re right-sizing. It’s still growing, too, and growing fast — a Target is about to open and new restaurants are coming in, so if you buy now, you’re getting in early on a town that’s about to look a lot different than it does today. If you want to see what’s actually available, browse homes for sale in Firestone Colorado and I can walk you through which new communities are worth touring first.

What a Week in Firestone Actually Looks Like

Life in Firestone runs on space and the outdoors more than it runs on a downtown. The 12-mile Firestone Trail connects neighborhoods across town for a daily walk or ride, Saddleback Golf Club gives you a real course close to home, and Saint Vrain State Park is right there for birdwatching, fishing, and slower weekends by the water. And Firestone-Frederick knows how to throw a party for itself — Frederick’s Miners Day just wrapped up this past weekend, with a parade down Aspen Drive, a burro race, and Centennial Park running vendors, live music, and fireworks well into the night. It’s the kind of hometown tradition that tells you more about a place than any listing photo could, and it’s exactly the community character I mean when I tell buyers this town has more going for it than the price tag alone.

A Few Honest Things to Know Before Moving to Firestone

I’ll give you the trade-offs along with the highlight reel, because that’s the only version worth your time. Firestone is still growing, which means you won’t find the restaurant scene or shopping you’d get in a more established town like Longmont or Louisville — you’re trading some of that in-town polish for space and price. Most of what you’ll tour is new construction rather than older, established neighborhoods, so if character and mature trees matter more to you than square footage, I’ll likely point you toward Longmont or Lafayette instead. What you’re getting in return is real: more house, a lower tax bill, and a town that’s still writing its story instead of one that’s already finished. For buyers priced out of Boulder County or tired of bidding on tired inventory, that trade is worth it more often than not.

Firestone Neighborhoods and Places to Know

New Construction and the Growing Town Center

This is where Firestone’s value shows up most. New neighborhoods keep breaking ground, and with a Target and new restaurants on the way, the everyday convenience is catching up fast to the home prices that already make sense.

Life Along the Firestone Trail

For buyers who want trail access built into daily life rather than a weekend drive, the neighborhoods closest to the Firestone Trail corridor are worth touring first.

Saddleback Golf Club and Saint Vrain State Park

Golf-first buyers and anyone who wants lake and wildlife access nearby both do well here, without paying the premium you’d see for the same amenities closer to Boulder.

Firestone vs. Frederick: Same Great Town, Two Sides

People ask me constantly whether to look in Firestone or Frederick, and I’ll tell you straight: they’re two towns so blended that most people treat them as one, and I usually do too. Firestone is the slightly nicer side, but it’s practically the same great town either way — same taxes, same new construction, same trail system, same Miners Day pride. If you’re cross-shopping the two, the differences come down to which specific neighborhood and builder you land on, not the town line itself. I’ve written a similar honest breakdown for buyers considering Erie, which is the other newer-construction town I compare Firestone against most, if you want to see how the value and the amenities stack up before you decide.

Making Your Move to Firestone

If Firestone or Frederick sounds like your town, the next step is simple: tell me what your life actually needs — more space, a lower tax bill, room to grow into — and I’ll point you to the exact new communities and homes that fit it. A first home, a move up for more square footage, or selling a home elsewhere before you buy in Firestone — I’ll walk you through the whole process either way, so you always know what happens next. Still deciding between Firestone and one of the other six towns I work? My Northern Colorado Town Guide walks through all of them side by side. Reach out and let’s start your Firestone home search — no pressure, just a straight answer from someone who knows these towns.
